Design Assistance
We collaborate with architects, engineers, architectural review committees, owners representatives, and interior designers to review and refine preliminary design concepts & schematics. We assist in the selection of materials, systems, and methods to maintain project goals for sustainability, aesthetics, and cost. By the end of this phase, the overarching design concept is established, serving as our project road map.

REFINE VISION
Design Development
As a collaborative team we continue to refine the plans and drawings for your home with a focus on materials, finishes, and selections. This information is then used to develop our initial costing exercise, taking into account historical project data and proprietary software to deliver an 80th percentile confidence interval. We offer alternative cost scenarios for different design options or material choices.
We also assess the feasibility of proposed designs in terms of constructibility and timelines and present an initial proposed project schedule. We then identify potential risks and develop strategies for mitigation.

ALIGNMENT & APPROVAL
Construction Documents
Construction Documents are the official documents necessary to obtain final approval from the respective review committees and the governing authorities. They are developed with input from the entire project team, which usually includes the architect, interior designer, landscape architect, lighting designer, and audio-visual expert. They are used for the final bidding, permitting, planning, and construction.
At this phase, the final costing exercise is performed, and the Estimated Project Cost is completed to a 97% confidence interval with a 3% variance contingency. BREAKING GROUND
Active Construction
Construction can now begin on your project! In addition to daily supervision, quality control, planning, and communication with subcontractors and vendors, we develop a regular schedule for OAC (Owner, Architect, Contractor) meetings throughout the project. We also conduct a monthly project wellness meeting with all stakeholders throughout the project and establish a cadence for communication with you, tailored to your preferred channels.

WELCOME HOME
Completion of Construction
Once all work is completed and final inspections are obtained from the review committees and the municipal bodies, we perform extensive walk-throughs with collaborators and clients. It’s time to celebrate the completion of your journey and discover how the vision for your dream home has been brought to life. You’ll be shown the maintenance and warranty procedures as we deliver an easy transition and welcome you into your new home.
